How does a property viewing work?
After your request, we arrange a personal appointment on site. An employee shows you the property, answers your questions, and gives you an initial assessment of possible modifications. The viewing typically takes 45 to 60 minutes. Please bring a photo ID with you.
What documents do I need for a financing request?
For a non-binding financing request, your last three salary statements, a current credit report (Schufa), and a self-disclosure form are sufficient initially. For self-employed individuals, the last two tax assessments and a business evaluation are also required. We are happy to help you compile the documents.
What does the brokerage of a property cost?
Our brokerage commission is 3.57 percent of the purchase price including statutory VAT. It is only due upon successful purchase. For rental properties, we charge a broker's fee amounting to two months' net cold rent plus VAT. All costs are transparently disclosed before the contract is signed.
How long does the purchase process take?
From the first viewing appointment to the handover of keys, expect about eight to twelve weeks. The duration depends on the bank's financing approval, the preparation of the purchase contract by the notary, and the entry in the land register. We accompany you through every step and keep you informed of the progress.
Can I also reserve a property online?
Yes, you can secure a property online for a maximum of 14 days against a reservation fee of 500 euros. The fee is fully credited towards the purchase price upon contract conclusion. Should you withdraw from the purchase, the reservation fee is forfeited. Reservation is only possible after prior identity verification.
